  • This agreement is for the rental of the property located in  Pioneer, CA, 95666 to the person(s) listed above for the time period stated above only.  Check-in time is 2:00 pm or later on the day of arrival unless otherwise arranged.  Check-out time is 12:00 noon on the day of departure unless otherwise arranged.  When available, earlier arrival and later departure is available.  Be sure to ask  in advance.
  • The use of the above property is granted at the discretion of the property owners; Scott and Kristine Ross for fees described in this  property's web site at: http://www.pioneergetaway.com.
  • The rental fee, plus the $500.00 security deposit, is to be paid at the time of booking via check, money order credit card or Paypal. Upon receipt of the rental fee and signed rental agreement, the owners will email the renter the location of the property with directions and the keys will be send by mail.  Only reservations made more than 60 days in advance may be held with a non-refundable deposit.  The deposit will be $100.00 for stays of up to one month and $100 for each additional month held and must be received within three days of date agreement is signed by owner.  When making final payment, please deduct amount of deposit paid from Total Funds Owed.  Failure to receive the balance of the payment 30 days before arrival will result in cancellation of the agreement.  Any terms for payment other than those outlined above will need to be accepted by owner in writing to be valid.
  • This rental agreement is to be completed and signed by the party responsible for payment.
  • The renter is responsible for leaving the house and property in the same condition as it was in when they arrived (neat, clean and no damage) at or before 12:00PM on the departure date. The premises will be inspected shortly after checkout to ensure that the above conditions have been met, upon which a refund of the $500.00 security deposit will occur, via check or Paypal no later than 30 days.  Should any repairs due to damage, or cleaning due to inaction be required, a corresponding amount will be withheld to cover these costs.  If the cleaning / repairs exceed the $500.00 security deposit, a bill will be issued to the renter for the difference.  If this is not paid within 30 days, further legal action may be pursued.
  • Pets are allowed providing they are house-broken, the renter cleans up after them and they do not bother the neighbors.
  • No Refunds Within 30 Days Of Scheduled Visit (Cleaning/Security Deposit Fully Refundable).
  • Loud music or any other activity constituting "disturbing the peace" is prohibited.
  • Any alterations to the house or property are are strictly prohibited.  If there is a problem with something, call the owners.
  • Removal of any items belonging to the property is strictly prohibited.
  • Subletting  is forbidden without express permission from the owners.  Any subletting agreement made by the renter is invalid.
  • The Renter shall not keep or have on the property any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the  premises or that might be considered hazardous or extra hazardous by any responsible insurance company.
  • Entering your name in the box marked "Renter's Name" below and date in boxes marked "Today's Date" and submitting this form indicates that you have read, understood and agree with all the terms set about by this rental agreement and that you are at least 18 years of age.
